WARNING:  In today’s market there are a numerous scrupulous so called investors taking advantage of innocent property owners. Here are just a few questions you should ask any investor before working with them. 


#1. Are you a single person or are you a professional acquisition firm?


#2. Can you provide me with samples of your 5 most recent purchases? Make sure they provide you with an actual address of the properties.


#3. Can you please provide me with reference letters from other professional companies along with their address and phone number? NOTE: Do not get individual testimonials because most of them are false and simply come from friends, etc.


#4. Will you have a licensed broker taking care of the documentation? Are you a licensed professional? 


#5. Please provide me with the name of the escrow company you use and the phone number to your escrow officer. We recommend you call the escrow company and confirm that you are dealing with a professional. 


#6. Do you work out of a commercial office (e.g. actual secretary, reception area, conference room, etc) or are you working from your bedroom or garage?


#7. Look at their business card. Does it have an actual commercial address or does it have a P.O. Box? Is the phone number to an actual office or is it a cell phone number? Do they have a professional email address or is it a generic account such as yahoo, msn, gmail, etc?


NOTE: You should never “Deed” a property to a person you do not know. We recommend you go through a reliable escrow company.
